Pre-Construction Professional Services — Terms and Conditions - July 2026

At QB Construction, we prioritize clear communication and upfront planning. Our pre-construction process is designed to give homeowners and real estate investors the information they need early—before any construction begins. From site visits to a detailed Scope of Repairs (SOR) and Bid on Repairs (BOR), we help clarify project feasibility and set realistic expectations from the start. These Terms apply to projects being financed through an FHA 203(k) or Fannie Mae HomeStyle renovation loans. Our professional services are organized into the packages described below.

Acceptance of These Terms

These Terms and Conditions (“Terms”) govern the pre-construction professional services described below. By submitting payment through QB Construction, Inc.’s online payment portal for a given package, you (“Client”) acknowledge that you have read and agree to these Terms, and your submission constitutes your electronic signature and acceptance of a binding agreement with QB Construction, Inc., with the same effect as if you had signed a paper copy of this document.

These Terms cover paid pre-construction estimating and scope-development services only. They are not a construction contract. A separate, official construction contract will be executed with Client before any construction work begins.

Project-specific details (client name, job address, and the package and fee being purchased) are collected as part of the payment process and, together with your acceptance of these Terms, form the agreement between you and QB Construction, Inc. for that package.

The Detailed

Detailed scope planning and budget support prior to signing a construction contract. For FHA 203(k) or HomeStyle loan-funded projects, The Detailed includes:

  • In-person property walkthrough with a renovation expert
  • Coordination with your HUD Consultant on the Scope of Repairs (SOR)
  • Detailed Bid on Repairs (BOR)
  • Line-by-line pricing breakdown
  • Draw schedule with payment milestones
  • Lender-ready documentation

Note: The Detailed includes one proposal based on the agreed scope of work. Material scope changes or additional revisions may result in added fees.

The Complete

The Detailed package plus a comprehensive property valuation. For FHA 203(k) or HomeStyle loan-funded projects, The Complete includes:

  • In-person property walkthrough with a renovation expert
  • Coordination with your HUD Consultant on the Scope of Repairs (SOR)
  • Detailed Bid on Repairs (BOR)
  • Line-by-line pricing breakdown
  • Draw schedule with payment milestones
  • Lender-ready documentation
  • After-Repair Value (ARV) analysis
  • In-depth rental analysis

Note: The Complete includes one proposal based on the agreed scope of work. Material scope changes or additional revisions may result in added fees.

Architectural Design, Drafting & Permitting

QB provides full architectural services, including stamped plans and permit processing.

  • Conceptual floor plan layout and design
  • Full permit level drawings

Third-Party Services

Depending on the scope of the project, some third-party services are paid directly by the Client:

  • HUD Consultant fees (203(k)/HomeStyle program)
  • Architectural Design & Drafting
  • Engineering Reports (Structural, Civil, MEP)
  • Surveying
  • Environmental Testing (Lead, Asbestos, etc.)
  • Demolition & Discovery Work outside of the agreed-upon Scope of Work

We coordinate these services for you—but you contract and pay providers directly.

Note: Total professional service costs vary by project based on size, complexity, and the scope of services utilized.

Agreement to Pay

By submitting payment for The Detailed, or The Complete package, Client agrees to pay QB Construction, Inc. for all services within that package at the time of approval. Client further agrees to pay for any third-party services—including HUD Consultant fees—as invoiced directly by third-party providers, or as otherwise agreed upon in writing.

Commencement of Services

QB Construction, Inc. will begin providing professional services upon acceptance of these Terms and receipt of payment for the applicable package.

Termination of Agreement

By the Client:

This agreement may be terminated by the Client with no less than five (5) business days’ written notice, for any reason or convenience.

By QB Construction:

QB Construction, Inc. may terminate this agreement with no less than five (5) business days’ written notice, at its discretion and without cause.

Refunds:

In the event of termination, QB Construction, Inc. will provide a prorated refund based on the amount of work performed prior to cancellation.

Updates to These Terms

QB Construction, Inc. may update these Terms from time to time. The version of these Terms in effect at the time Client submits payment for a given package governs that transaction. QB Construction, Inc. retains a record of the Terms version and timestamp associated with each Client’s acceptance.
